Onewo (Wanwuyun) Reports 53.5% Increase in Receivables from Vanke in First Half of 2024

Onewo, a leading property management company in China, has reported a 53.5% increase in receivables and bills from its parent company, China Vanke, compared to the end of 2023. This significant growth reflects the ongoing challenges in China's real estate sector and their impact on property management companies. During the mid-year performance meeting, Zhu Baoquan, Chairman and CEO of Onewo, announced plans to reduce the proportion of related-party transactions with Vanke in the second half of the year.

For the first half of 2024, Onewo's total revenue reached 17.56 billion yuan (approximately $2.42 billion), showing a year-on-year increase of 9.6%. However, the company experienced slight declines in gross profit and core net profit, which decreased by 0.6% and 2.7% respectively, to 2.4 billion yuan ($330 million) and 1.202 billion yuan ($165 million).

Onewo's business is divided into three main categories:

  1. Community living consumption services
  2. Comprehensive services for commercial enterprises and urban spaces
  3. AIoT and BPaaS solution services

The community living consumption services segment generated the highest revenue at 10.1 billion yuan ($1.39 billion), accounting for 57.5% of total revenue.

Onewo, a subsidiary of China Vanke, was listed on the Hong Kong Stock Exchange in September 2022. Despite facing industry headwinds, the company is actively working to optimize its business structure and reduce dependency on related parties.

Key Takeaways

  • Onewo's first-half revenue reached $2.42 billion, up 9.6% year-on-year.
  • Receivables and bills from Vanke increased by 53.5%.
  • The company plans to decrease related-party transactions with Vanke.
  • Revenue from Onewo's three major business segments grew by 11.8%, 7%, and 5.7% respectively.
  • Gross profit and core net profit for Onewo saw slight decreases of 0.6% and 2.7%.

Analysis

The significant increase in receivables from Vanke highlights the ongoing challenges in China's real estate industry, potentially affecting both Vanke's cash flow and Onewo's financial health. Onewo's strategy to reduce related-party transactions suggests a move towards diversification and risk mitigation. While this approach may impact short-term revenue stability, it could enhance Onewo's market competitiveness and financial independence in the long run. The company's focus on AIoT and BPaaS sectors may provide new growth opportunities to offset industry fluctuations.
